Public Hearing: Bluebunch Preliminary Subdivision; a Type III Preliminary Subdivision on November 2, 2022

A public hearing is scheduled for Wednesday, November 2, 2022, at 10:00 AM, in the Council Chambers of the City of Washougal, located at 1701 ‘C’

Street, Washougal, Washington before the Hearing Examiner to consider the following:

Bluebunch Preliminary Subdivision; a Type III Preliminary Subdivision (SUB#22090085; ENV#22090086; CAR#22090087; RMOD#22090088).

The Applicant requests approval from the City of Washougal to subdivide 10.37 acres into twenty-seven (27) lots for single-family residential dwellings.

The applicant proposes to construct all internal streets and utilities required to serve the new lots. In addition, the applicant intends to construct half-width

frontage improvements within the existing SE 34th Street right-of-way on the northern project perimeter. The project will comply with the relevant

sections of the City of Washougal Municipal Code, Revised Engineering Standards, City of Washougal Comprehensive Plan well as other applicable

codes and engineering standards.

The site currently contains short pasture grass in the northern portion of the property. This section of the parcel slopes from north to south with grades

between 0 and 10%. The site is heavily forested in the southern portion. This forested portion of the site is also characterized by steep slopes and

possible erosion hazard area and landslide hazard areas, as indicated by Clark County GIS. Slopes are greater than 15% and up to 80% in this area.

The subject property is currently zoned Single-family Residential (R1-7.5). The surrounding property is zoned R1-7.5 to the north, west and south, and

R1-10 to the west. Adjacent properties are used for single-family homes.

The subject site consists of one parcel (PIN# 130049-000) totaling roughly 10.37 acres. Located at the cross street of SE 34th St and SE Lehr Rd,

located in the SW ¼ of Section 4, Township 1 North, Range 4 East of the Willamette Meridian, in the City of Washougal, Clark County, Washington.
